Home and Land Packages. *Price includes GST. Home and Land sold separately under separate contracts. Final price is subject to the lot selected and any upgrades selected or changes made by the purchaser. The price does not include additional legal fees relating to the building and/or land contract, stamp duty and registration fees which includes transfer, change of ownership fees or any other relevant charges to the acquisition of land. Land price and land availability are subject to change without notice. The purchaser is responsible for ensuring compliance with the Alford Grove design guidelines, which may involve tree removal and landscaping as per design guideline requirements and securing necessary local authority approvals. Floor plans and dimensions and all photos, videos, images, illustrations and descriptions have been prepared with due care, however may be subject to change without notice at any time. Some floor plans, photographs and videos feature landscaping and decorator items which are not included in the advertised price. Specific details, pricing and dimensions are provided in your contract drawings which form part of your building contract. Alford Grove makes no representations on behalf of, nor does it provide any guarantees in relation to, its building partners or any builder you engage. Purchasers should inform and assure themselves by inspection, independent advice or as otherwise necessary prior to purchase.

Purchasers should inform and assure themselves by inspection, independent advice or as otherwise necessary prior to purchase.
Time, distance and maps. Any references to time and distance throughout this website are approximate only and have been calculated based on the most direct route and assuming no adverse traffic conditions. If the time and distances are important, Purchasers should make their own investigations. Maps are for illustrative purposes only and not to scale.
